2098 Roosevelt Ave., Altadena was WELL-PRICED at $1,150,000!

Yes, this one was pretty easy.... even if you aren't all that familiar with Altadena!

A cool 2,762 sq ft, 4-bedroom house with a guest apartment and an art studio with an incredible fireplace (yes... I guess you could say a compound) located near Eaton Canyon and listed for $1,150,000...

It was only on the market for 22 days, and it SOLD for $1,155,000! It was well-priced for a quick sale indeed.

Now, this home is in Altadena. Let's see how well you all do here. Is it well-priced... or not?!

This property speaks to the "outdoors men and women" as it is located one block from Eaton Canyon! Built in 1927, the main house has 4 bedrooms and 3 bathrooms and the balconies off the front and the rear of this Monterey Colonial provide views of the mountains and city lights!

It's actually more of a compound than a house, as there are two 2-car garages... one with a 2-room guest quarters above the garage, and the other with an art studio and a massive stone fireplace!!

This was the first time this home had been on the market in over 50 years, so... at $1,150,000 when listed in April 2009.... was it well-priced or not?!?

550 E. Glenarm St, Pasadena was... not particularly well-priced.

Well… In March 2009, listed at $1,549,000, 550 E. Glenarm Street in Pasadena was not exactly gobbled up by the Buyers who were in the market at that time. True, in real estate, location is important, but so is price. In fact, the price was reduced to $1,495,000 in late April 2009, and this very nice home SOLD in July for $1,350,000. Yes, the purchase price was 87% of the original purchase price, and this property spent a total of 126 days on the market.

I know... 550 E. Glenarm SOLD in January 2006 for $1,800,000, and selling in July 2009 for $1,350,000 translates into a 25% loss in value in 3 1/2 years. Ouch.

Isn't this interesting and fun? (OK, not for the homeowners of 550 E. Glenarm.) In the days ahead, we'll look at other homes that have been listed in the Pasadena, San Marino, Altadena, South Pasadena, Sierra Madre area, and you can again guess if they were well-priced... or not!

For those who like a little history, this home last sold in January, 2006 for $1,800,000. So... when this home was listed in March, 2009 at $1,549,000, was it well priced... or not?

Yes... this home was well-priced for a quick, above-list-price sale! 1957 S. Euclid Avenue in San Marino was listed on 5/31/09 for $1,160,000, and an offer was accepted on 6/9/09. Most importantly, the the home CLOSED on 8/18/09 for $1,190,000, or 103% of the List Price! Sounds like a win-win to us.

Ok... Here's this week's home. Is it priced well.... or not?

1957 South Euclid Ave. in San Marino. The home is a two story Spanish colonial build in 1927. 3 bedrooms with 2 full baths and 1 half bath. We're talking a master bedroom upstairs with it's own bath and two additional bedrooms that share a hall bath. The home isn't huge (1,931 sq. ft (taped) on a lot that's 5,460 sq ft (other)), but it's close to Julienne's Bistro and the Mission District in San Marino. In the kitchen... an electric range... and the house Sold in August 2004 for $982,000. At $1,160,000, is it priced well.... or not?
